The information that included in a lease, which are as per following:
The parties that are involved in an agreement, which are the company of the owner of the property (landlord), the address and the unit number of apartment that is rented and the information of the renter (tenant).
Lease terms shows the commencement date (or the beginning of the lease term), and the expiration date (the ending of the lease term).
Rental details shows the amount that the tenant should pay every month, the due date that tenant should pay the rent every month, the security deposit that the tenant should deposit for the first time, other fees should be paid due to renting, such as pet fees, and utilities.
Leasing regulations or rules, such as making sure tenant must insure the apartment units that is rented and some restrictions due to renting, which are parking regulations, modification apartments, etc.
The meaning of the following terms
Consideration Tenant's and landlord's rights to make a deal based on the lease agreement. For example, in lease agreement, landlord agree to give the tenant property to live and the tenant should pay the rent monthly.
Acceleration of rent Landlord's right to demand the tenant to pay the unpaid rent in one lump sum under the lease agreement.
Waiver of notice The tenants must waive their rights because the tenants violate the lease agreement, so the landlord has the right to evict the tenant from the property.
Right of entry The permission for landlords to enter tenants' property due to inspect or maintain that property.
Consequences when Tenant Does Not Pay the Rent
If tenant fails to pay the rent, the landlord will give late rent notice to order the tenant to pay the rent immediately and inform the tenant he or she will get the late charge fees for that.
If the tenant still does not want to pay the rent, the landlord can evict the tenant from the property.
Consequences when Tenant Breaks the Lease Early and Moves out
If the tenant breaks the lease early and moves out, it depends on the lease agreement. Some landlords give penalty. Some tell the tenant to pay the rest of the lease term.
Others tell the tenant to pay the rest of the lease term until they got the new tenant, or which one is happened first.
